A commercial real estate buyer does not browse. They work through a diligence checklist line by line, and stop at the first item the seller cannot answer. That is the entire content strategy: write to the checklist, publish the four assets that answer it, and use the transaction register to answer it with numbers.
Last updated: 21 October 2026. Every figure comes from a published study, a named survey or a public register, and each one is linked so you can check it yourself.
Rates move. The structure does not.
Why Is Commercial a Different Content Problem?
Because a commercial buyer is running a diligence process, and every page either answers a line on that list or it does not.
Residential buyers browse. They look at three towers, they fall in love with a kitchen, and they visit a showroom.
Commercial buyers do not fall in love. They compare a service charge per square foot against four competing assets, check the tenant mix, and test the exit assumption.
What that means for a content programme
- Every asset needs a different page set. An office tower, a warehouse and a retail unit have different risks, different lenders and different exit paths.
- One page cannot answer the checklist. A single brochure page forces a buyer to email you, which is the most expensive enquiry you can generate.
- Speed matters more. A commercial buyer evaluating four assets is doing the work for all four, and the one that answers fastest gets the follow-up call.
- The data is the argument. In residential the render sells. In commercial the rent roll, the service charge ratio and the vacancy rate do the selling.
That last point is the difference worth acting on, because the data is public and your competitors are not publishing it.
What Is the Commercial Diligence Checklist?
Seven items, in roughly the order a commercial buyer works through them, and every one is a page.
You do not need to guess this list. Ask two of your recent deals what the buyer's broker asked for, and write the answers down.
That list is your content plan. A diligence checklist is the set of questions a buyer works through before committing, and a rent roll is the schedule of who is paying what and when their lease ends.
The seven items
- Who is the landlord. The entity, the RERA registration, the delivery record and the financial standing.
- What is the rent roll. Current income, the tenant mix, the expiry schedule, and how much expires in the next 24 months.
- What are the running costs. Service charge per square foot, the chiller position, and what has been deferred.
- What is the vacancy. Both current and historic, by submarket, not by the landlord's own optimistic view.
- What is the exit. Comparable transactions, the yield they cleared at, and how long they took.
- What is the location. Transport, the labour pool, zoning, and what is being built next to it.
- What are the risks. Deferred maintenance, expiries, consents, and the one thing that would end the deal.
Which asset answers which line
| Checklist line | The asset that answers it | The proof it needs |
|---|---|---|
| Who is the landlord | Asset page | Entity, RERA registration, delivery record |
| The rent roll | Asset page and market report | Current income, tenant mix, expiry schedule |
| Running costs | Asset page | Service charge per square foot, deferrals |
| Vacancy | Market report | Historic vacancy by submarket |
| The exit | Market report | Comparable transactions and the yield they cleared at |
| The location | Location guide | Transport, labour pool, zoning, pipeline |
| The risks | Diligence FAQ | Deferred maintenance, expiries, consents |
Now look at the list again. Every item is a question a buyer types into a search box, and every item is a page you can publish.
The first two questions on that list are the two nobody publishes, and those are the two that decide whether a broker forwards your asset to a client. The commercial segment is a small specialist corner of a large market: of the 9,944 brokerages licensed in Dubai Emirate, 82 hold a real estate consultancy licence and 1,137 hold a property management licence. Clienvora's commercial real estate SEO services page covers the listing and location layer underneath the assets.
What Are the Four Commercial Content Assets?
Four asset types, each with a unit, each answering a cluster of lines from the buyer's diligence checklist.
A commercial content estate is smaller than a residential one and heavier per page. Four assets, refreshed on a schedule, will beat forty undifferentiated posts every quarter.
The four assets
| Asset | Unit | Checklist line | Built from |
|---|---|---|---|
| Market report | One report per quarter, per submarket | Vacancy, rent, yield, and the exit | DLD transaction register, portal rent data |
| Asset page | One page per building | Who the landlord is, and the rent roll | Your own asset records, the RERA register |
| Location guide | One guide per business district | Transport, labour pool, zoning, pipeline | Dubai Central Bank data, planning data, DLD |
| Diligence FAQ | One answer per checklist question | The risks, and the deferred items | Your own asset records, the building survey |
That is the estate. Each asset has a unit you can name, a source you can attribute and a refresh cycle you can schedule.
Four assets. Four units. Four sources.
Ahrefs found that only 1.74% of new pages reach the top ten within their first year, and 96.55% of all pages on the web get zero traffic from Google search. A commercial programme that publishes forty undifferentiated posts a year is buying a 1.74% return on each of them.
What Is the Market Report Worth?
More than every other asset combined, because it is the only one a competitor cannot produce without doing the same work.
Portal data gives you the headline. A portal will tell you the average office rent in Business Bay. It will not tell you the distribution, the vacancy behind the asking rate, or the yield a specific asset actually cleared at.
What a defensible report contains
- Achieved, not asking. The DLD transaction register records what a unit sold for, which is a different number from what a landlord is asking for.
- The distribution, not the average. An average hides the whole range. The buyer cares where their building sits inside it.
- Historic vacancy, by submarket. Not the landlord's optimistic view.
- Expiry exposure. The share of the rent roll expiring in the next 24 months, which is the number a lender underwrites on.
- A stated method and a stated date. Because a report that cannot be reproduced next quarter was not a programme.
ContentPulse, a controlled test published in 2026, found 55% more organic sessions on pages updated with fresh facts and expanded sections. A quarterly market report is the cheapest recurring traffic a commercial owner can buy, and it is the only asset on this list that gets more useful every time the market moves.
What Is the Asset Page Worth?
It is the page a buyer lands on from a search, and it is the page that has to survive a broker.
An asset page has to carry a lot, and every element of it is a claim. The Dubai Land Department issues the advertising permits, and I counted fourteen categories on its permit service page, each costing AED 1,000, with AED 5,000 for a project launch event permit.
What an asset page has to carry
- Permit reference and working QR code. Decree 6 of 2020 on the regulation of advertisements in Dubai makes it strictly forbidden to display advertisements without prior permission from the competent authorities.
- Landlord entity and RERA registration. The buyer is buying from an entity, and the entity is on the page.
- Service charge per square foot. The number the buyer will underwrite on, and the one most often left off the page.
- Available floor area and the expiry schedule. Because a building with an empty expiry schedule is a building nobody has priced.
- Deferrals, honestly. A deferred lift is a fact. A building that admits it is more credible than one that is silent.
And when a unit sells, the page has to change, because the RERA circular of February 2024 set a five-day removal window for violating advertisements. A static asset page is a compliance problem, not just a sales problem.
What Data Layer Exists in the UAE?
Three public sources, and all three of them are free to read, free to cite and free to refresh.
Most commercial owners believe their data is proprietary. Some of it is. The market layer is not, and publishing it is the cheapest differentiation available in this market.
The transaction register is the public record of what units actually sold for, and it is the one source in this market that no competitor can publish for you.
The three sources
- The DLD transaction register. What units actually sold for, by community, by type and by period. The only source of achieved rather than asking prices, and the foundation of a defensible market report.
- Dubai Central Bank data. The macroeconomic layer: the economy, the interest rate environment, and the transaction volume that moves a cap rate.
- Planning and pipeline data. What is being built, and when, which is the single biggest input into future supply and therefore into vacancy.
Two of those three would take a commercial marketing team a full quarter to assemble by hand, and a competitor could do the same work. Doing it first is the advantage, and the first report is the hardest one.
What Is the Diligence FAQ Worth?
It is the asset that qualifies the buyer, and it is the one most commercial sites are missing.
Every item on the seven-item checklist is a question the buyer asked before they asked about the space. Answer all seven in public and the buyer arrives at the asset page already knowing whether you are serious.
How to write it
- Answer the risk question honestly. "What has been deferred, and what is the capital plan?" A refusal tells the buyer to ask their lawyer instead.
- Publish the boring numbers. Service charge per square foot, the expiry schedule, the current vacancy. The boring numbers are what separate a serious asset from a brochure.
- Put a named person against each answer. A named asset manager is an entity an AI engine can attribute and a buyer can call.
- Let the answer be the offer. The diligence FAQ is where the enquiry comes from, because a buyer who has read the answers is ready to ask about the unit.
Unbounce measured landing page conversion at 11.1% when the copy is written at a fifth-to-seventh-grade reading level, against 5.3% at a professional register. Diligence answers written for a broker are not professional-register prose, they are plain answers, and that is the register that converts.
The Commercial Content Checklist
Ten checks to run against a commercial content plan before commissioning, and the whole pass takes an afternoon.
Run it before commissioning anything. A commercial asset page is expensive to produce, because the research is expensive, and the cost of producing one that answers the wrong line is higher still.
Ten checks
- Does the plan map to the seven-item checklist? Every asset answers a line, or it should not be produced.
- Which unit does each asset carry? A report per quarter per submarket, a page per building, a guide per district.
- Where does the data come from? Name the register, the date and the method.
- Is the refresh cycle scheduled? A market report that is not quarterly is a press release.
- Is the permit position current? On every asset page, before the page goes live.
- Is there a named author on every asset? And a named asset manager for the diligence answers.
- Is the landlord entity and RERA registration on the page? Commercial buyers check it before they check the space.
- Is the reading level right for a broker? Plain answers, not professional-register prose.
- Does every asset have one next step? A viewing, a report, an investor advisor. Not three.
- Is the enquiry tagged to the asset? So you know which building produced the buyer.
How Do You Measure Commercial Content?
Three numbers to report on for a commercial programme, and not one of them is a traffic number.
Commercial deals are long and lumpy, so a programme can look dead in month three and pay out in month nine. Measurement has to be built for that.
The three numbers
- Qualified enquiries by asset. Not all enquiries. A buyer who downloaded the report and asked about the expiry schedule is a different number from a contact form fill.
- Report and guide return visits. A commercial buyer reads the same report three times before they call, so returning readers on a market report is a leading indicator, not a vanity metric.
- Enquiry-to-viewing rate by submarket. The only number that tells you which market the content is actually working in, and therefore where the next report should be written.
And the reason to measure this way. Terakeet measured a close rate of 14.6% for organic leads against 1.7% for outbound, and First Page Sage measured conversion at 2.4% for organic search visitors against 1.3% for paid search. A commercial enquiry that came from a report is worth several times a contact form fill, and the only way to see that is to tag it.
Does AI Search Change Commercial Content?
It strengthens the case for publishing data, and it adds a buyer who was never going to fill in a form.
An AI answer about commercial real estate is answered with a number, a yield or a comparison, and the source it cites is usually a page with the data on it rather than a broker listing.
What changes
- Data pages get cited. Ahrefs found 72.8% of AI-cited pages have zero referring domains, so the citation rests on the page content, and a data page is the easiest kind to lift a number from.
- The named analyst becomes the asset. Rankability measured the correlation between AI Overview brand visibility and branded mentions at 0.664 against 0.218 for backlinks, so the person who wrote the report matters more than the logo on it.
- The first screen has to carry the answer. Semrush found 19% of users click through to the sources cited in AI Overviews, and 70% read only the first third.
- The click arrives later. Seer Interactive found click-through on AI Overview queries recovered from 1.3% to 2.4% in early 2026, so a citation in month one can produce a visit in month four.
And the one that is easiest to act on. Commercial buyers ask assistants for comparisons more than residential buyers do, because the comparison is the work. A page that puts two assets side by side on the axes a buyer cares about is a page a model will quote, and a buyer will forward.
Clienvora's AI search optimization services page covers that layer on its own, and our real estate AI search visibility guide covers the UAE version in full.
How We Measured This
I measured how large the commercial segment really is, because it is considerably smaller than the word commercial suggests.
I took the licence-activity figures from the Dubai Land Department's register, read on 20 October 2026.
| Measure | Result |
|---|---|
| Licensed brokerage offices in Dubai Emirate | 9,944 |
| Hold a real estate consultancy licence | 82 |
| Hold a property management licence | 1,137 |
| Hold a development licence | 4 |
The commercial segment a developer sells into is small and specialist, which is why the diligence checklist matters more here than the brochure, and why the firms that publish their service charges win the forwarded email. The method, the sample and the raw data are on our UAE Property Site Index, and the register is public.
Measured on the same market, the mean structured data score across 472 scored brokerage sites is 9.4 out of 100, and for a commercial portfolio that means the listing facts are not in a form a model can read.
This is a snapshot. The register moves daily. Check the date.

Frequently Asked Questions About Commercial Real Estate Content
What should a commercial real estate company publish?
Four asset types, each with a unit. A market report per quarter per submarket, an asset page per building, a location guide per business district, and a diligence FAQ answering the buyer checklist. Each one maps to a line on the diligence list, and each one is built from a source you can name and a refresh cycle you can schedule.
Why is commercial content different from residential content?
Because a commercial buyer runs a diligence process rather than browsing. They compare a service charge per square foot against four competing assets, check the tenant mix and test the exit assumption.
A residential buyer falls in love with a kitchen. A commercial buyer falls in love with a spreadsheet, and the content has to answer it.
What public data is available for UAE commercial property?
Three sources, all free. The Dubai Land Department transaction register, which records what units actually sold for by community, type and period.
Dubai Central Bank data covers the macroeconomic layer. Planning and pipeline data is the biggest single input into future supply, and therefore into vacancy.
Do commercial property pages need an advertising permit in Dubai?
Yes, for any page that advertises a specific property. The Dubai Land Department issues fourteen permit categories, each costing AED 1,000, with AED 5,000 for a project launch event permit. Decree 6 of 2020 makes it strictly forbidden to display advertisements in Dubai without prior permission from the competent authorities.
How often should a commercial market report be updated?
Every quarter, because the register moves monthly and a report that is three months old is quoting a market that has already moved. A 2026 ContentPulse controlled test found 55% more organic sessions on pages updated with fresh facts, and HubSpot found 10% of posts keep compounding and drive 38% of blog traffic.
How do I measure commercial content marketing?
Three numbers, and none of them is a traffic number. Qualified enquiries by asset, return visits on the market report, and enquiry-to-viewing rate by submarket. Tag every enquiry to the asset that produced it, because Terakeet measured a 14.6% close rate for organic leads against 1.7% for outbound and a blended number hides it.
