UAE real estate SEO retainers run AED 8,000 to AED 35,000 a month, and the gap between quotes is scope, not quality. The retainer buys maintained pages, not keywords. Here are the four cost drivers, the published bands, and the six lines a fair quote must name.
Last updated: 21 October 2026. Every price point below was read from a published rate card or survey on that date, and each one is linked so you can check it yourself.
Rates move. The structure does not.
What Does Real Estate SEO Cost in the UAE?
Most UAE real estate SEO retainers land between AED 8,000 and AED 35,000 a month. The gap between two quotes is usually scope, not quality.
A retainer is a monthly fee for work that continues, while a project fee is a one-off. The difference matters more in property than in most industries.
Four published benchmarks
- USD 2,917 average monthly retainer across all provider types, from the Ahrefs SEO pricing survey for 2026.
- USD 501 to USD 1,000 the most common band, chosen by 20.4% of providers in the same survey.
- USD 3,199 average monthly cost of SEO projects in verified client reviews, from Clutch.
- AED 8,000 the published starting point for a search-led package in Dubai, from Kairox Realty.
Read that spread carefully. The band is not the product.
Two benchmarks anchor that range. The Ahrefs SEO pricing survey for 2026 puts the average monthly retainer across all provider types at USD 2,917, and the most common band is USD 501 to USD 1,000, chosen by 20.4% of providers.
Clutch, separately, puts the average monthly cost of SEO projects in verified client reviews at USD 3,199.
Those are global averages. Dubai sits at the upper end of the global band. WebFX places a small business retainer at USD 1,500 to USD 3,500 and an enterprise retainer at USD 10,000 to USD 50,000 and above.
Local published Dubai numbers sit in the same territory. Kairox Realty publishes a search-led package at AED 8,000 for search, paid, social and content together, and Devisuals prices a monthly content retainer at AED 10,000 with cinematography from AED 2,000 and off-plan launch films at AED 3,500.
For the audit and the per-unit benchmarks, HigherVisibility puts a typical audit at USD 1,000 to USD 5,000 and search writing at USD 0.15 to USD 0.60 a word.
That is the headline number. It is also the least useful one.
A band does not tell you what you are buying. The unit does.
What Drives the Price of a Real Estate SEO Retainer?
Four variables move the price of a retainer, and only one of them is the number of keywords.
Most buyers arrive with a keyword count, because that is how SEO is priced in the sales material they have read. That is the wrong unit.
A keyword is a query, and a query is a line of text. What an agency maintains is a set of pages. Each one carries a permit, a media set, a refresh cycle and a competitive set of rivals.
The four drivers, in order of weight
- Indexable location pages. This is the number that moves the price most. A developer with 4 projects and 12 community pages has a different job from a brokerage with 3,000 listing pages. Each location page carries a legal layer that a listing page does not.
- Competitive density in the UAE market. Dubai is the most fought-over property market in the region. A keyword with 40 agency homepages and 6 blog posts costs more than a keyword with 4 blog posts, regardless of volume.
- Regulatory workload. Permits, Form A status, QR code placement, and the RERA takedown clock. This is UAE-specific and it is not optional.
- Language and locale. English and Arabic pages are two production tracks and two review paths, not one.
None of those four is a keyword count. A location page is a page built for one neighbourhood, community or submarket, and it is the unit that moves the price.
That is why two quotes that both say ten keywords a month can be AED 8,000 apart and both be honest.
What Do the Published Retainer Bands Actually Buy?
Four published bands describe the UAE market, and each one buys a different amount of work rather than a different quality of work.
The most useful thing about a band is that it tells you how many pages you can expect held in good shape. A retainer that funds 8 pages and one that funds 60 pages are not the same product at two prices. They are two products.
What each band funds
| Band | What it funds | Who it fits |
|---|---|---|
| Under AED 10,000 | One project or one submarket, roughly 5 to 10 maintained pages, and a monthly technical check | A single-developer launch, or one agency branch testing a new market |
| AED 10,000 to 30,000 | A project portfolio, 15 to 40 location and community pages, content, and a reporting cycle | An active developer with a live portfolio and an in-house marketing lead |
| AED 30,000 to 50,000 | Multi-project work, 40 to 80 pages, bilingual production, and a link and PR component | A brokerage or a developer group operating in more than one emirate |
| AED 50,000 and above | Multi-market work, 80 plus pages, sustained content production, and a dedicated strategy layer | A national operator, or a group running several brands at once |
Read that as a page budget, not a quality tier. A permit review sits inside every band. What changes is the size of the estate the agency can hold at once.
More pages, more hours. That is the whole difference.
What Should a Real Estate SEO Retainer Name?
A retainer is comparable only when six things are written down, and every one of them is something you can hold the agency to.
Most quotes name a keyword count and a monthly fee, then stop. That is not enough to compare anything, because a keyword count is a promise about text while the work is about pages.
The six lines a quote has to carry
- The page count. How many URLs are actively maintained, refreshed and monitored each month. Name them if you can.
- The unit per line. Location page, project page, community guide, market report, or link. Not "SEO".
- The owner. Who drafts, who reviews, who signs off, and how many days that takes.
- The regulatory work. Whether permit reference, Form A status and QR placement are in scope, and who checks them.
- The reporting. Which metrics, how often, and from which source. Search Console, an analytics tool, or a screenshot.
- The exclusions. Media spend, permit fees, translation, Arabic copy, link building, and revision limits beyond the agreed number.

What Do the Dubai Permits Add to the Cost?
Every page that advertises a specific property in Dubai is a permitted advertisement, and that is a line item nobody prices into a keyword count.
The Dubai Land Department issues the permits, and its permit service page lists fourteen categories.
They are newspaper and SMS advertising, outdoor, vehicle, printed, electronic and billboard, promotional campaigns, open house events, classified advertisements, exhibitions, project launch events, promotion platforms and seminars.
Each permit costs AED 1,000. A project launch event permit costs AED 5,000.
Why a permit changes the number
Three regulatory facts turn a page from a cost line into a scheduling constraint.
- The permit comes first. It has to exist before the page goes live, so a page cannot launch on schedule if the permit is still pending.
- The takedown is timed. When a unit sells, the page has to come down, and the RERA circular of February 2024 set a five-day removal window for violating advertisements.
- The fine is not symbolic. A non-compliant advertisement starts at AED 50,000, which the Dubai Land Department enforced against thirty companies in February 2024.
That is a rework loop, not a one-off approval. A page that needs a permit, then a refresh, then a takedown, then a re-permit consumes different agency time than a blog post. It should not be priced like one.
Decree 6 of 2020 on the regulation of advertisements in Dubai makes it strictly forbidden for any entity to display advertisements without prior permission from the competent authorities. Law 8 of 2007 on escrow accounts states that a developer may not advertise off-plan units without written authorisation from the Department.

Is SEO Cheaper Than Paid Search for Real Estate?
Search and paid search are usually budgeted separately, and separating them is the fastest way to see the real cost of a real estate SEO retainer.
The cleanest comparison is cost per lead, and two independent datasets put content and search marketing close together. V12.ai puts cost per lead from content marketing at USD 92 against USD 242 from paid search. First Page Sage measures conversion at 2.4% for organic search visitors, 1.3% for paid search, and 0.9% for social traffic.
What the comparison actually shows
| Measure | Organic | Paid | Source |
|---|---|---|---|
| Cost per lead | USD 92 | USD 242 | V12.ai 2026 |
| Visitor conversion rate | 2.4% | 1.3% | First Page Sage 2026 |
| Close rate on the lead | 14.6% | 1.7% | Terakeet via Search Engine Journal 2026 |
| Share of conversions starting with search | 29% | counted separately | SmartSites 2026 |
The close rate is the line that changes the decision. A cost per lead is what you spend to acquire one enquiry, and a real estate organic lead is usually a person who read a page before they called.
That is why the close rate is 14.6% against 1.7% for outbound. A paid search click is a person who acted on the ad, and that is worth less to a developer chasing a signed reservation.
Organic reads first. That is worth something.
The counterweight is time. V12.ai puts break-even for a content program at 8 to 14 months, and WebFX puts meaningful SEO results at 3 to 6 months with bigger outcomes at 12. A retainer funded from a budget that expects leads in week four is the wrong instrument for the job.
How Do You Compare Two Real Estate SEO Quotes?
You need a page count, a unit per line and an exclusions list before you can compare anything at all.
Two quotes that both say AED 15,000 a month for fifteen keywords cannot be compared, because the word "keywords" is doing work it should not be doing.
Four questions, in this order
- How many URLs are actively maintained? Write the number down. This is the unit the retainer buys.
- Is permit work inside the retainer? If not, ask who does it and what it costs. An agency that excludes permits is quoting SEO, not UAE real estate SEO.
- Is Arabic production included? If it is not, the price covers half the estate. If it is, check the review path, because a mistranslated claim is still a claim.
- What is excluded? Media spend, permit fees, photography, translation, revisions, and link building. Two proposals with the same total and different exclusions are not the same product.
Then check the one thing a quote cannot price. Ask to see a live, unedited deliverable with the source data behind it.
A redacted report still shows the method, and the method is what you are buying. Read it properly.
Clienvora's SEO packages and pricing page lists what each tier includes, so you have something concrete to compare a quote against rather than something to compare it to.
The Six-Point Renewal Checklist
Run this once a year against the retainer, in writing, and bring the answers to the renewal conversation.
A retainer renews by default, which is how a scope drifts into something you are paying for and not using. This checklist is the working template for the review.
The six checks
- Page count. How many URLs were actually touched last month against how many were funded.
- Zero-traffic pages. How many of the funded pages got no impressions, and what was done about it.
- Refresh activity. How many pages were updated with fresh facts, and when.
- Permit compliance. Every live property page has a current permit reference, a working QR code, and a current Form A.
- Report source. Which tool, exported how, and can you reproduce the number yourself.
- Next period's scope. Which pages, which locations, and which unit of work.
Step two is the one that surprises people. Ahrefs found 26% of pages on enterprise sites are not even indexed, against 4% on small sites. A 2026 ContentPulse controlled test found 55% more organic sessions on pages updated with fresh facts and expanded sections.
A Visionary ranking factor study found content depth correlates with ranking at 0.62 while raw word count correlates at 0.18. Refreshing an existing portfolio is usually the cheapest traffic available to a UAE property site.
Clienvora's SEO audit service produces the source data behind this review, which is the only way to check any of it.
What Will a Good Agency Refuse to Promise?
Three things a serious quote will refuse to promise, and one disclosure it will not hide from you.
Nobody controls a search result. A quote promising page one inside thirty days is not describing a method, it is describing a volume model, and the volume model is where the cost hides.
The second refusal is a ranking guarantee, for the same reason. The third is a lead number, because lead volume depends on your inventory, your pricing and your sales team.
Three refusals and one disclosure
- No page-one promise. Nobody controls a result. WebFX puts meaningful results at 3 to 6 months, so a thirty-day promise is a warning sign.
- No ranking guarantee. A guarantee has to be written into a contract, and the agency that writes it will be the one that redefined the scope to make it safe.
- No lead-volume promise. Your inventory and your sales process set the ceiling, not the agency.
- And the disclosure that should worry you when it is missing: how many of your pages currently attract zero traffic.
One more question worth asking, because it is cheap and diagnostic. Ask what the agency is doing about the pages it already has, not the pages it proposes to add.
That line is the cheapest one available to you, and it is the one most often missing. Our own read of the Dubai Land Department's register found that 9,175 of the 9,944 brokerages licensed in Dubai Emirate list no website at all, so the estate a retainer inherits is usually built from nothing.
Does AI Search Change What You Pay for SEO?
Partly, and the change sits in the entity layer rather than in the ranking layer, which is why a quote looks different now.
Nothing here replaces the classic result. AI search layers over it. It adds a second retrieval path.
Seer Interactive found that a brand cited inside an AI Overview gets 120% more organic clicks per impression than the same brand uncited. Semrush found that 50% of the links ChatGPT cites point to business and service websites rather than directories.
What this changes in a quote
Three line items start appearing that used to be invisible.
- Entity work. Making the company, the projects and the named authors legible as a record.
- A second reporting layer. AI citation is measured differently from ranking, and the two numbers are not interchangeable.
- A refresh cycle. An AI answer repeats whatever your page last said, including something that has since changed.
- Entity work. A named author on a market report is an entity a model can attribute. An agency brand is not, and Rankability measured the correlation between AI Overview brand visibility and branded mentions at 0.664 against 0.218 for backlinks.
- Second reporting layer. Citation count is a leading indicator. Seer Interactive found click-through on AI Overview queries recovered from 1.3% to 2.4% in early 2026, so the click arrives after the citation.
- Refresh cycle. Ahrefs found 72.8% of AI-cited pages have zero referring domains, so the citation rests on the page content rather than on links.
Clienvora's AI search optimization services page covers that layer on its own, and our real estate AI search visibility guide covers the UAE version of it in full.
How Do You Keep This Cost Guide Current?
Read the rate cards rather than the price lists, and read them again at every renewal rather than once at the start.
Every figure above carries its own date. The Ahrefs retainer average, the Clutch project cost, the WebFX bands and the Dubai Prod bands were all published in 2026. All of them move when a competitor moves, not when a quarter ends.
Two things will change this guide rather than age it. A revision to the advertising permit regime moves the fee table and the permit list.
And a change in how models attribute claims to their sources moves the regulatory line, because an AI summary that repeats a claim inherits the defect of the page it came from.
Read the cards. Then read them again.
How We Measured This
I measured how large the estate is that a UAE real estate retainer actually maintains, so the price band has a denominator.
I read the Dubai Land Department's register of RERA-licensed Dubai brokerages on 20 October 2026, all 9,944 licences, then attempted to crawl the 708 unique domains the register points at, so the estate size behind each price band is a measurement rather than an estimate. 490 of the 708 answered and 218 did not, and the ones that did not are recorded with the reason rather than dropped.
| Measure | Result |
|---|---|
| Licences read from the register | 9,944 |
| Licences pointing at a website | 769 |
| Unique website domains in the crawl frame | 708 |
| Domains that answered the crawl | 490 of 708 |
| Licences listing no website | 9,175 (92.3%) |
That is the estate a retainer at a given price is actually maintaining, and it is why the page count matters more than the keyword count. What was measured, how, and on what sample is on our UAE Property Site Index.
This is a snapshot. The register moves daily. Check the date.
We scored the 472 of the 708 sites those licences point at that served a page. The median score was 32 out of 100, and the mean structured data score was 9.4.
A retainer at the lower end is not buying polish. It is buying a floor.

Frequently Asked Questions About Real Estate SEO Costs in the UAE
How much does real estate SEO cost in Dubai per month?
Most Dubai retainers land between AED 8,000 and AED 35,000 a month. The Ahrefs SEO pricing survey for 2026 puts the global average monthly retainer at USD 2,917, and the most common band is USD 501 to USD 1,000. Dubai sits at the upper end of the global band because the page count and the permit work are both higher.
Why is a real estate SEO retainer more expensive than a normal one?
Two reasons, both specific to property. First, a real estate site maintains location and project pages that each carry a permit, a Form A dependency, a QR code, and a takedown obligation when a unit sells. Second, the competitive density in Dubai is high, so the same keyword costs more to win than the same keyword in a smaller market.
How many keywords should a real estate SEO package include?
Do not ask in keywords. Ask how many URLs are actively maintained, refreshed and monitored each month, because that is the unit the retainer actually buys. A package promising fifteen keywords could be maintaining three pages or thirty, and without a page count the two are indistinguishable on paper and very different in practice.
Are SEO permits included in a UAE real estate retainer?
Sometimes, and it is the first thing to establish. The Dubai Land Department charges AED 1,000 per advertising permit and AED 5,000 for a project launch event permit, across fourteen categories. If permit work sits outside the retainer, ask who handles it and what it costs, because that labour is what moves the page count.
Is it cheaper to hire a freelancer or an agency for real estate SEO?
On rate, yes. The Ahrefs pricing survey puts the average hourly rate at USD 111 and independent consultants at USD 171.18, against an agency retainer that averages USD 2,917 a month. On output, a freelancer costs less because a property site needs someone who can read a permit register, and that knowledge does not transfer in an hour.
How long before real estate SEO shows results in the UAE?
WebFX puts meaningful results at 3 to 6 months, with bigger outcomes at 12 months, and V12.ai puts break-even for a content program at 8 to 14 months. A new page typically gets indexed in 4 to 7 days according to Ahrefs, but indexing is not ranking, and only 1.74% of new pages reach the top ten within their first year.
